It is never too late to invest.  It doesn’t matter whether you are a senior person ready to retire or a trainee just kick starting your career because the most important aspect is to select the perfect rental home at the prefect price. Selecting the wrong home and spending heaps of money to purchase can cause you long term headaches and unnecessary financial burden.  On the other hand, the rewards are fantastic and liberating if you choose your investments carefully.  You can dream on how many holidays to take a year and where to go without worrying about constricting financial budgets all the time.

You can read as many books and attend as many seminars on investing into property, but if you never get started you will never learn and achieve your financial goals.  It is as simple as that.  Luck favours the brave and those who act.  There are bargains out there every day, all you need to do is train yourself to find potential bargains, negotiate hard, and win the deal.  It is so simple.

So can you select the perfect rental homes to suit your budget? What is your long term goal?  Is it to replace your income with passive rental income or to increase your existing job income?

The important aspects to consider are:

  • Where do you want to be financially in 5 years time?
  • Where do you want to be financially in 10 years time?
  • How much money do you have for a deposit?
  • What kind of lifestyle do you want now and what can you sacrifice?
  • What kind lifestyle do you want to have in the future and how desperate do you want it?

All these questions will let you think on what you need in the future.  Once you understand what you want in your life (financially) then you can set small financial goals to get to that target.

For example if you want to supplement your existing income then you may only need to purchase 2-3 homes versus 5 homes to replace you existing income.,  You can see that one is more aggressive than the other.
