If you go straight to the bank for a loan, you will be limiting yourself to only one bank. If you get a refusal then you’ll have to start the loan application with another bank. However, mortgage brokers can reduce your time and workload by searching on your behalf. It doesn’t cost you money. Mortgage brokers normally get commission form the banks for finding the banks new clients. You don’t need to worry about paying the mortgage broker at all.
Tips on finding a good mortgage broker:
- Get a reliable mortgage broker. I don’t recommend large mortgage broking agencies because they normally work with the big banks. We are trying to escape the problems with these banks.
- Find a local mortgage broker who is willing to work hard for you and find the best deal for you with small banks or credit unions.
- Ask the broker up front about fees, monthly bank charges, exit fees and years of commitment required.
- Ask the broker about other deals with insurance, credit card, etc that you can package with your home loan. Some organisations will offer interest rate discounts for packaging your home loan, credit card and insurances all together.
- Be aware that if you are applying for a development loans some mortgage brokers may not be interested in helping you. This is because you will be selling the homes in the near future after building completion and the brokers will not receive money for this after the loan is terminated.
